2. Use of Services

4. Rental Agreements

4.1 Agreement Terms

  • All rental arrangements require a signed written agreement
  • Minimum term commitments vary by accommodation type (3-6 months)
  • Terms automatically renew on a monthly basis unless notice is provided
  • Rent is due on the specified date each month
  • Security deposits are required as outlined in individual agreements

4.2 Payment Terms

  • Rent payments must be made through approved payment methods
  • Late payments may incur additional fees as specified in agreements
  • Security deposits will be returned within 30 days of lease termination, subject to property condition
  • Utility costs are included unless otherwise stated in agreements

4.3 Termination

  • Either party may terminate with 30 days written notice after minimum term
  • Early termination may result in forfeiture of security deposit
  • Immediate termination possible for material breaches of agreement
  • Upon termination, residents must vacate and return all keys and access devices

By submitting reviews, feedback, or other content, you grant Comfort Zone a non-exclusive license to use, reproduce, and display such content for business purposes.

6. Disclaimers and Limitations

6.1 Service Disclaimer

  • Services are provided "as is" without warranties of any kind
  • We do not warrant that services will be uninterrupted or error-free
  • Property descriptions are accurate to the best of our knowledge but may contain minor variations
  • We are not responsible for temporary service disruptions due to maintenance or unforeseen circumstances

  • Our liability is limited to the amount of rent paid in the preceding month

  • Residents assume risk for use of common facilities and amenities
  • We maintain insurance but residents are encouraged to obtain personal property insurance

6.3 Force Majeure

We are not liable for failure to perform obligations due to circumstances beyond our reasonable control, including natural disasters, government actions, or other force majeure events.

7. Resident Responsibilities

Residents are expected to:

  • Maintain the property in good condition and report damages promptly
  • Follow house rules and community guidelines
  • Respect other residents' privacy and peaceful enjoyment
  • Comply with building safety regulations and emergency procedures
  • Allow access for maintenance and inspections with reasonable notice
  • Keep noise levels appropriate for shared living environments
  • Properly dispose of waste and maintain cleanliness in common areas
  • Report maintenance issues or safety concerns immediately

8. Privacy and Data Protection

Your privacy is important to us:

  • Personal information is collected and used according to our Privacy Policy
  • We comply with Singapore's Personal Data Protection Act
  • Data is stored securely and accessed only by authorized personnel

9. Dispute Resolution
